  • See why the price cut arrives in week six — 70.8% of homes that sold out here never reduced once, and closed in a median eight days
  • Sell from anywhere — second-home, inherited, or out-of-state owners covered

What you'll get the moment you sign up

Three things, unlocked the moment you sign up — no waiting on an email.

Stop guessing about pricing

16 short video lessons (4–11 min each) covering what online advice misses on the Lower Cape — pricing, timing, Title 5, flood zones, prep priorities, second-home logistics, inherited properties, out-of-state sales, and how year-round vs. seasonal buyers actually think.

Walk into your listing prepared

7 PDFs you can print and keep on the kitchen counter — the Pre-Listing Checklist, Title 5 & Flood Zone Cheat Sheet, Inherited Property Starter, Out-of-State Playbook, Should I Sell This Year? Worksheet, Downsizing From a Cape Home, and the Lower Cape Agent Interview Guide.

Know your market before you decide

A short, plain-English read on what's actually happening in Brewster, Chatham, Harwich, Orleans, and Eastham — sent four times a year. The same read I send my own clients.

Why generic seller advice doesn't apply here

Most online seller content was written for three-bedroom colonials in suburbia. The Lower Cape has its own rules. The lessons and guides address what actually matters here:

Already ready for a real conversation?

If you've thought it through and want to skip the library, the Custom Home Sale Plan is the direct path. Two-minute Step 1 form. Most replies same-day.

Not there yet? Estimate what you'd actually keep after a sale — no email needed.

Or — pick the situation that fits, and we'll send the right guide first

Same course either way. This just routes the right starting guide to the top of your inbox.

A note from Arthur

I'm a year-round Realtor with eXp Realty, working in the five towns of the Lower Cape: Brewster, Chatham, Harwich, Orleans, and Eastham. The office is on Munson Meeting Way in Chatham.

I built the course because most of the Lower Cape homeowners I meet are quietly thinking about selling months — sometimes years — before they actually do. They don't want a pitch. They want straight answers about timing, pricing, septic, flood zones, and what's actually happening in their town. That's what the course is. No catch.

Quick questions before you sign up

Yes. No credit card, no trial, no upsell. The course is free because most Lower Cape homeowners are months or years away from listing, and they deserve straight answers before any sales conversation happens.

You'll get the course, the quarterly market read, and occasional optional content. I don't sell, share, or pass your information to anyone. Unsubscribe anytime — the resources stay yours either way.

No. No phone calls unless you specifically request one. If you provide a phone number in a later form (the Custom Plan request), I'll only text or call to set up that conversation. Reply STOP to opt out of anything at any time.

Each video lesson runs 4–11 minutes. Total runtime is about one hour 35 minutes. The guides are 4–12 pages each. You can finish everything in an evening, or stretch it over a couple of weeks. Watch in any order. Skip what doesn't apply.

No. Use what's in the course with any agent, or just keep it for reference. Plenty of people who join it will never list with me, and that's fine — the resources are useful either way.

If you're elsewhere on the Cape, the lessons and guides still cover the basics, but the specifics won't always apply. If you're not on the Cape at all, the course isn't built for you — though you're welcome to it anyway.

Or — just want one guide for now?

No problem. Pick the one that fits your situation. I'll send it over and that's the end of the trade.

Just the one guide. No course, no follow-up emails — unless you opt in later. Reply STOP at any time.
